Executive Inclusions

PRELIMINARY WORKS

  • Fixed price inclusion list
  • Survey, soil test and site inspections
  • Building Permit application fees
  • Drafting of standard customer plans

EXTERNAL WORKS

  • Connections to power, gas*, water, sewer & roof stormwater (based on a 10m setback and standard allotment)
  • Fall - up to 600mm over building area
  • Site is cleared of builder’s waste materials
  • Two external garden taps

ELECTRICAL

  • Earth leakage electrical safety switch to lights and power points
  • Smoke detectors as required by authorities
  • Double power points throughout (refer plan)
  • 2 TV Points with quad shield coaxial cable
  • Ceiling exhaust fans to bathroom and ensuite (refer plan)
  • Standard fixed batten lights with diconical shades throughout & 40% energy efficient florescent globes to comply with government statutory requirements.
  • Two telephone points including trenching ready for network connection by the purchaser

Standard siteworks also included are:

  1. Earthworks levelling of building platform with up to 600mm of fall over home area excluding rock excavation
  2. Wind Velocity Classification N2 is used to design Frames and Trusses as per AS 1684
  3. External sewer drainage and connection to existing junction within 10 metres of home excluding rock excavation                                                                                          
  4. Stormwater drainage of roof water to rainwater tank with overflow to street or easement on block within 10 metres excluding rock excavation
  5. Water service connection within 10 metres excluding road bore, dual service & rock excavation.
  6. Provide conduit and cabling for underground connection of single phase electricity to meter box, including mains connection fee & metering within 10 metres excluding rock excavation
  7. Provide termite treatment system to the perimeter of the concrete slab perimeter & all penetrations as required by the Local Authority
  8. Provide engineer certified designed slab for site up to ‘H’ class classifications as recommended by AS2870-1990
  9. Geo-fabric sediment control, and waste receptacle as required by Local Authority during construction period
  10. Provide temporary scaffolding during construction (if required)
