Depreciation schedule for the purchasers use in relation to tax deductions. (Note: purchaser to complete separate application form with sales agent at time of purchase).
- Landlord Insurance
Provide landlords insurance for a 12-month period for insurance against damages that could be incurred from a poor tenant. Real peace of mind. (Note: purchaser to complete separate insurance application form with sales agent at time of purchase).
- Tenant Introduction Agreement
12-month rental contract. Accept a competitive property management agreement, and receive an undertaking to secure an initial tenant within 4 weeks of the home’s final settlement payment, at a minimum rental return of 4% p.a. In the event a tenant is not secured, you will receive this minimum rental payment until a suitable tenant is secured for up to a 6-month period from date of home’s completion. A second 6 months is also available on the same terms. Conditions apply. (Note: to obtain these benefits the purchaser will need to enter into a separate agreement available from the sales agent at time of purchase).
- Rent Paid During Construction
We will enter into a lease with you at 4% of the total package price from land settlement for a period of 6 months or until a Certificate of Occupancy is issued by the local council or approved certifier, whichever is the earlier. (Conditions apply which will be detailed in the lease documents provided to the purchaser by their agent at the time of contract signing).
