Terrace envy hits Queensland

Within a frenetic 60 minute period, buyers rushed Devine's
'SeaGreen' estate at Coomera and snapped up all 20 terraces
off-the-plan.
The two-storey, two and three-bedroom terraces were designed in
rows of three and four. Each strata-title terrace has two
bathrooms, a lounge, living area, kitchen, internal laundry,
balcony, lock-up garage and a low-maintenance backyard.
The two-bedroom terraces sold for $259,000, and the
three-bedroom versions from $333,000 to $377,000.
Property veteran of 30 years, Brad Lister, describes the demand
as "the most frantic I have seen for this type of product".
The terraces are a recent addition to the Devine housing range,
which primarily comprises freestanding homes. The company tested
the popularity of the terraces last year at its nearby 'Edgewater'
estate - and all 16 sold within minutes.
"There is incredible demand for this sort of clever
accommodation from working couples, small families and empty
nesters," said Mr Lister, who is Devine's Queensland State Sales
Manager of Housing & Land. "Not only are they a practical way
to maximize space but they are attractive and visually
unobtrusive.
"People also like the fact that they are in small clusters
adjoining parkland and associated amenities, which helps to foster
community spirit."
Devine is planning to release more terraces in the final stage
of 'Seagreen', but that probably won't be until December.
'SeaGreen' (149 lots) 'Edgewater' (134 lots) and 'Riverwood'
(101 lots) are estates within Devine's 'Nautical Edge' community
which sit alongside the proposed Coomera Town Centre and are just
3km from the Coomera Railway Station and the Gold Coast Marina.
"Household sizes are getting smaller so we are continually
striving to make our housing communities more relevant to
Queensland's changing family structure," said Mr Lister.
"Working couples and empty nesters, in particular, don't want to
spend their weekends mowing lawns and cleaning pools, so we are
providing a greater diversity of accommodation and adding more
community benefits into our estates."
Devine has enjoyed great success with its estates at Coomera,
which is evolving rapidly from an entertainment precinct into a
major 21st Century residential and business community with a host
of maritime activities.
Devine still has some home-and-land packages available at its
'Nautical Edge' community from $332,900.
"People can see what has been built around here and know what is
planned, and they realise that even a week's delay could see them
having to pay more to secure their future," said Mr Lister.
Coomera's growth is being fuelled by former residents of
Brisbane and the Gold Coast who are expanding their lifestyle
options while remaining close to major metropolitan areas for
employment purposes. Workers can commute comfortably via the M1
Freeway to Brisbane (40 minutes) and to Surfers Paradise (20
minutes).
The Queensland Government is playing its part in the area's rise
to prominence, investing $2.236-Billion across 13 projects. In
addition, there will be a multi-billion dollar development of the
Coomera Town Centre and the Gold Coast Marina.
Coomera will serve as a regional activity centre for the Gold
Coast corridor, with an expected population of around 100,000 by
2025. Its planned city centre will cover 380 hectares and have
tree-lined boulevards incorporating commercial, retail,
entertainment, medical and sporting facilities as well as a
community centre and public library.
