Departing from its traditional practice of marketing only its own home designs, Devine Communities has opened up its Pakenham residential estate 'Cardinia Grove' to all competitors to give the general public greater choice.

Devine Communities has appointed independent land sales agent, Residential Project Management, to offer land-only options at the 20-hectare estate, with blocks ranging up to 800m² in size and starting from $108,000.

A number of builders have already purchased land, and Devine Communities expects 'Cardinia Grove' to have a 15-home display village underway before the end of the year.

Devine Homes is continuing to offer its own house-and-land packages at the 178-lot estate. It has a variety of three and four-bedroom homes available from $249,000. Each Devine home comes with full-landscaping, fencing and solar hot water, a five-year structural warranty, three-month maintenance period and a minimum five-star energy efficiency rating.

Only 15 lots remain in the first stage (55-lots) of 'Cardinia Grove', with Devine planning to launch the second stage (41-lots) before the end of the month.

The estate is a hive of activity, with internal roads and civil works nearing completion. In time it will have landscaped gardens and a central drainage reserve featuring walking trails and flora conservation areas.

'Cardinia Grove' is adjacent to a nature reserve, near the magnificent natural bush of the Dandenong Ranges National Park, and Pakenham is a pivotal link in Melbourne's southeast growth corridor.

"'Cardinia Grove' has proved popular with first and second home buyers because of its affordability, the healthy lifestyle it will offer, and its location just two minutes from Pakenham's main street," said Devine's Regional Manager, Sean Lefoe.

"Purchasers also appreciate the convenient transport options, with the Princes Highway Hallam Bypass and the Pakenham railway station offering a 40-minute commute to the Melbourne CBD."

'Cardinia Grove' is close to educational, recreational and shopping facilities. Beaconhills College and the Berwick campus of Monash University are nearby, as is the Fountain Gate Shopping Centre and the Pakenham Indoor Sports Complex and Aquatic Centre.

'Cardinia Grove', on Pakenham Road, is open for inspection Saturday to Thursday 12 noon until 5pm. Marketing enquiries can be made on Ph: 5941 9511, or www.cardiniagrove.com.au.
